how do you feel about let’s let’s go over a couple terms right and just give your opinion on it so it’s come up more
this in the last like days where agents want to wave Home Inspection so

this so episode six mortgage daddies got some swag starting off got
some cards can’t wait for the new sign to go up I need to get some swag that fits me matching bis for the season oh
yeah can’t wait banana hammocks for everybody nowadays tan lines are out that was
there’s no tan lines I was trying to avoid all tan lines on my recent vacation did you get burned I
well I did a little bit the first day lot of SPF I got burned so bad once when I was a kid on a cruise on my nose
it peeled so badly now I lay that on thick yeah I’m we just going to go with the straight zinc probably put around
like the Lifeguard yeah % that’ be quite the look for you and match your uh chin yeah yeah Silver Fox
I heard let’s go with it still hurting from the trip yeah a
little tired for a stay back no big deal yeah how was Scott still Scott still was cool definitely made me feel
old because pretty much % of the people I think were under the age of yeah and I don’t think I can go hard
like I used to so I was the old man in the back corner just sitting there you know feeling kind of weird but it was
fun well I know this is going to sound crazy to you I actually felt like the youngest adult on the resort I we just
picked the wrong spot got to start picking better vacations I was at like a retirement community so it was really
awesome like I was like getting into Breakfast early yeah and then I like hang with older people better they’re
more fun o’ though everything shuts down no TV in the bedroom it’s very odd
when it comes to that beach when I go down there it’s like one bar one bar only great spending time with your wife
great spending time getting caught up on some sleep and then you just have to make the trk back in the flight your FL
did not catch up on sleep I’m the opposite of that b party guys in a house that fits eight it was fun had to
make a move to a different house just to be on the safe side man sleeping in the same bed with a couple guys I mean you
know I just don’t want to do that anymore in this at this point in my life looking at hotel rooms trying to get out
of there but how do I leave it was fun we had a good time got to play a little golf pontoon boat Diamondbacks game it
was a was that Stadium Stadium’s sick yeah they have a retractable roof Stadium’s huge just so much more room
than the Red Sox need to do something stuff yeah I love Fenway like it’s cool that it’s like right next to the Suns so
right back where we were which was nice tons of parking no traffic it’s different it’s way different down there
different down there for sure and even the heat wasn’t bad de felt like it was it wasn’t it was wasn’t even
sweating so that was change of pace very muggy in St Luca might have just been so dehydrated there was nothing to there’s
nothing coming up I’m going to go with you know I just wasn’t hot Tios but no it was fun man it was a good
time glad you guys got to go away have some fun yeah had some fun now it’s uh back to the Grind I just was I was able
to uh watch episode five with uh miss pton and miss Olivia that was uh very
very crazy that was very loud I watch most of the episode and I want to block my ears and I was like this is what it’s
like to have daughters at home like yeah they they have a lot of energy that’s for sure it just never stops like I
thought they were bickering with each other then they just attack us then they go back on the defense pretty sure they want to start their own podcast at this
point I’m pretty sure they’re gonna have more viewers on their podcast than we have probably at this point and we still have to figure out who’s going to be our
next guest like we need to get some lists we need to start a contest or something online YouTube or Twitter or
whatever social media we’re on these days I have no idea I heard TI getting shut down is we need the Tik Tok well we
can’t and everything Sarah says I mean she got us these nice cards I mean at the end of the day Tik
tok’s not going anywhere I hope not now that we’re going to be famous I mean listen I don’t want to bring politics
into this but I’m not I’m not listening to anything sleepy Joe puts out there five six months down the road like Trump
will bring it right back yeah I mean there’ll be something going on I mean Craig snow for president that’s how we could probably get a lot more viewers
you should just run for president yeah I think I’d be really good at it I know nothing about politics so little
fresh set of eyes hire some people that’s it around you tell you what you have to do every once in a while and then just go in there and blow that
up that kind of brings us onto our topic for the day center of influence center of influence I think that a lot of
people don’t understand the importance of that when they’re looking at buying a house yeah you know they might talk to a realtor they might talk to a different
lender they don’t really have people that work together I think what makes us very successful in this area and the
people that we work with is that Center that we have we have go-to real estate attorneys that we know that
we can call at any time insurance companies Realtors something’s wrong with the house I mean the list goes on
and on we’re going to dive into that a little bit today and kind of go over what why that’s important and why when
you’re looking for a house unless you’ve done it a thousand times and you already have your own contacts having people
that have those contacts is really really important yeah one of the things I I’ve always talked to the newer loan
officers Lo officers coming in is really building out your center of influence right like every single person comes I’m
like listen where’s your list of people that you call if you need work done at your house Plumbing electricians uh pool
guys I mean you pretty much name it uh and we even if you’re a center of influence I I always feel like we have
somebody that we call that is a center of influence that they have some other weird guys that do some weird right
like going away as often as I have been it’s like we had to find somebody for the dog like there are people out there
who know more than one dog sitter like I only thought it was Tinder drag
uh you know that we can drop the dog off to but there there are people out there that just watch dogs all the time you can get people to come pick up your dog
take them for a walk every day bring them back drop them back off crazy to me a friend of mine Caitlyn Korea has a company that does it she comes picks the
dogs up takes them out on walks throughout the trails in Dartmouth and around brings them back drops them off
dogs get some exercise and I don’t have to it works out perfectly I need Caitlyn’s number now so I can add that
your dog might not be not not like it I’m not sing it for my dog maybe somebody me asking for a dog walker I
can refer Caitlyn um but yeah I think that’s really one of the most important things in just all business aspects
right I mean you think of somebody who’s a center of influence somebody who knows a lot of people it’s also vetting the
people that are inside that Circle to make sure that they’re qualified and that I would use them like I’ve never
referred somebody out that I said Hey listen this is a great drywall guy it’s not the cheapest drywall guy but I don’t
want the cheapest drywall done at my house but at the same time I’m not going to send somebody that I’ve never really worked with out
um so I think you know just from the referrals on the real estate side everybody buys a house they need an
electrician a plumber a roofer especially recently you know I think like if you’re a buyer and you’re
talking to a realtor right a lot of Realtors have people they like working with lenders title companies and it’s for a reason it’s not because they’re
getting anything out of it that’s what a big misconception is is that they’re getting something out of it they’re not getting anything out of it but what
they’re getting is they know they’re putting you in a position that you’re going to get a solid pre-approval you’re
going to know where you sit you’re going to know that everything about the transaction that you need they’re going to put you in contact with an attorney
who’s going to be able to answer questions that’s going to be able to pick the phone up when they need to because I mean just taking and putting
an offering most open houses are on the weekends who’s around is around on the weekends Banks not open can’t get a hold
of certain people that work at banks on the weekend can’t get hold of certain attorneys so when there’s questions that
come up having the right group of people around you to be able to contact is huge because if not I mean an offer could
have a deadline of one oon a Sunday like my friend’s house called me over this weekend and he said it he’s selling
his house and he had a offers due by o’clock on a Sunday not a lot of people you can call try to get an answer on
something or try to run a scenario by or make sure that you know if there’s a possible like a septic issue what what
does that look like what do you need to do well you need to do a holdback you need to set this up you need to make sure your lender can do a hold back you
need to make sure the attorney’s office is involved and they’re willing to do it and deal with it you need to make sure that you’re able to get the quotes that
need and figure out the whole process having people in place to make those things happen a contract for a house is
not a very long time no days is almost on the long end nowadays because trying to make offers competitive
everyone’s going as fast as possible well there’s a lot of moving Parts having the right people around you is really really
important yeah I mean I I just went to lunch today with a recruit we’re looking
to bring on and like one of the first things I asked a lot of the recruits and like tell me about your your center of influence like the people you do
business with and refer to if they stop and they’re like yeah I don’t really know what you’re talking about you don’t really have it like are people going to
trust you and want to work with you and if you don’t have that array of different places and
people that you can refer out to it I’m almost skeptical at this point right I don’t care if you’ve done it one year or
years like how many septic guys do you know that you can call like you said real estate agents real estate closing
attorneys not even anything to do with real estate right because this is all about mortgage daddies I get it but
um you know when you have a family member that passes away I called the center of influence to get me a referral
to a funeral home knowing full well and he’s like oh yeah that’s that’s who we always use that’s you know and I’m like
who has this right like it it’s uh it’s pretty crazy I just brought that one right back to a dark place didn’t I
Javier yeah it’s all right buddy no big deal we need to change this up a little bit or div divorce attorneys divorce
attorneys we got them right upstairs some of the best in the business yeah we get a lot of business from people getting divorced yeah so a lot of
refinances lot of refinances that’s about the only ones coming through right now with the rates the way that they have been so having the right people
it’s really important I mean having people that you trust is important and when you get a referral from somebody it’s for a reason it’s not because
they’re getting anything out of it it’s because they trust them they know they’re going to get the process done and that’s important and then also even
the people that you know in the area having relationships helps the buyers or the sellers or whoever it is because
okay now you see that this pre-approval is coming from a local company that they trust that’s reputable that they can get
a hold of on the weekend to make sure that that pre-approval is good or to make sure that they know it’s going to close you put an offer in with somebody
that nobody’s heard of not happening you’re going to the bottom of that pile I mean unless you’re drastically higher than everybody else and there’s not a
lot of other competitive offers I don’t think that people understand how much that hurts their chances when they use a
Zillow pre-approval or they use a rocket mortgage pre-approval I’m not saying it wouldn’t get done but obviously
everybody can close alone but there’s a lot of take lot of moving pieces and a
lot of things that might not have been verified and what unfortunately your situation might not be one that would be
a problem but there’s been so many other problems so if you’re a listing agent and you see that you don’t want that
pre-approval and it all comes down to communication right your your COI has to be great communicators they’re going to
effectively communicate you know you just keep bringing up title or escro hold backs for a septic system or a new
roof I have two or three of each one of those professional in my Rolodex where I can call and say
go take a look at this roof I need an estimate to make sure these guys are getting the right materials they’re they’re going to get the job done the
way that they want it to be done um I just don’t know how anybody does not have a COI repairs on houses how many
times do we get oh this house under contract this house has repairs that are
need to pass FHA or to pass financing you know the deal went in everything went quick but all of a sudden now there’s problems that need to be fixed
well the seller doesn’t have money to fix it do you have Conta taxs that will do the work and get paid at closing
that’s a huge center of influence that we have that helps out all the time because that’s not something that everybody has we have contractors that
we can call go replace a roof and get paid at closing because nobody has the money to do it now if not the deal falls apart working with the right people is
huge because it saves deals that you would never think would be a problem but they’d become a problem and if nobody
has the money to put it up or nobody wants to put up the money who’s going to replace the roof absolutely who’s going
to paint the trim that just you know what just popped in my head maybe every single person that’s viewing this drops
down in the comments you know uh a Tradesman or somebody that they really you know believe in um and that they
refer business to right if you’re looking for photographer I’m going to I’m going to refer you over to Javier
Rosa uh you know there’s a handful of different photographers we’ve used we were just talking about two or three
other ones doing baby baby pictures and there’s budoir photos out there I mean we’re not going crazy here but I mean
with the baby uh with the with the mortgage Daddy’s bikinis you’re going to need to do that calar you might need to
do a calendar mortgage daddy a firefighter but I mean why not now you
probably look better now I mean you know firefighting and shap I didn’t want to
say it now it’s going to be more of like very angled yeah we can work the angles far away pictures now you know from a
distance that’s it keep it clean they can they can do it right here at the YMCA we’ll go there lift weights with
Javi actually Javi can lift a wait so we’ll just stand there drinking some Gatorades or something um but yeah no
that’s that that’s a great Point Let’s uh everybody’s watching if you guys have somebody you guys would like to refer
over to us so we can put them into our Rod Dex of people that we can refer out we always trying to you know keep all
the business as local as possible and keep it into small businesses most of the people I refer are all you know they
own their own business or they work somewhere else I just called around try to get a um I I was tired of using the
the big name True Green at my house I haven’t used him in like two years but I’m like I I don’t have time to do this
and by the way that whole game changed there’s so many other crazy things out there I called like two or three
different people they all said the same exact thing I believe it’s like Northeast something that’s now taken
care of it I got a text from the guy right before I came on he’s like hey if you notice those like little white spots
in your lawn I’m like I thought that was crab grass me I’m like what am I paying for he’s like that’s it working that’s all going to be dead now they’re turning
white so if you need that let me know my my lawn’s starting to look good it’s only in May too it’s looked really
shabby for the last couple years I mean maybe our landscaper was just edging the entire property with his weed whacker
weed whacker skills were a little little rough we’ll leave that unnamed because it wasn’t his fault he just had a bad employee so Happ now it’s looking better
now way better way better it’s awesome yeah know the goal is not to bring it down to dirt no no I mean I’m not a
professional landscaper but I’ve never used a weed whacker for like something I need a shovel for I mean at this point
like let’s go come on so I do have some questions here for you oh you want to just do this randomly no go ahead I’ll
take the first one so this is what’s the name of this game rather would you
rather are you the big spoon or the little spoon definitely the big spoon I’m like
the big spoon like % of the time you want to be the little spoon you just can’t find anything big enough bad like I just want like can you rub my back or
something like I don’t want you that close to me but like maybe a back rub from distance I mean I do like getting
scratched and rubbed so yeah maybe you got to switch it up Emily’s got to step her game up yeah they don’t know she’s
just not into the massages or anything like I’m like stretch me massage me she’s like leave me the hell
alone knock on wood or if the girls were here this table would be popping off like it was massage is bribing pton to
give me a foot massage cuz she wants something all you have to do is take it to Sephora we learned a lot last week
colors Ulta oh yeah Ulta beat out Sephora oh yeah after our last podcast we both got took for bucks for the
girls to go to before they they even left the building they took Tinder Dragon to uh to Ulta or wherever they
went only Tinder Dragon could uh a hit too off that I wouldn’t doubt
it what would you rather be itchy for the rest of your life or sticky this is
a really bad one I don’t this is a great one actually I hate being itchy but I
also hate being sticky like I don’t even like putting lotion on cuz then you feel like gross it’s like why did I shower
yeah I don’t know sun block feel like itchy would be worse so probably would take the sticky but I don’t know that’s
a tough one I would probably have a life expectancy like I hate that people put that on about two weeks before I just
rip my skin off my body I feel like that that just ends up you’re going to go with sticky I think I’m gonna go with
sticky what would you do I’ve been itchy I’ve had some bug bites in the last like couple days I think I’m gonna go with
sticky just Kevin right now might go with sticky cuz he’s covered in like depends on how
sticky I don’t know my head’s getting itchy thinking about this yeah we need to move on next one that was a that was
would you rather lose your sense of smell or your sense of taste probably sense a smell yeah same
yeah like I’m good then that bathroom wouldn’t be so brutal at least then I can still taste my food like what’s the
point of living if I can’t taste my food and enjoy it there’s a lot of smells that I don’t like or I could live
without there’s not too many smells where I like walk around and I’m like wow that made my day yeah I know I in a
fresh fall Cris bear might be nice every once in a while but but does it beat out
like tasting a nice ribey piz no I’m definitely going with the smell % all
right last one would you rather be stuck in an elevator with someone you hate or
alone probably alone I’m gonna go with alone too how much do I hate them it
depends do you get to go to jail like do you get out get out of jail free card like if you end up killing the person
that you hated in the elevator do you have to go to jail being stuck in elevat with someone who just doesn’t stop talking and is super annoying would be
pretty brutal I would definitely let me rephrase this one would you rather be stuck in an
elevator alone or with Sarah who is very quiet
and never bothers anybody definitely I take Sarah I’m saying I’m going alone
I’m going in this elevator alone see that’s why I’m your favorite % she sets meetings with me like at the end of
the day so she can torment me all day long F don’t be late to our meeting Fern
are we still on F are we good I’m like Sarah ‘s right around the corner it’s not a big deal I didn’t even know
do we have a meeting today at today it’s going be a long week I didn’t
even know well I mean I don’t think she drove herself to work today I think there was a mix up with the keys or something like that now you need to ride
home too she’s GNA need an Uber app so you got another trip coming up WM yeah we go out to WM for WM live next week uh
what do they have for guest speakers day and a half um Tony Robbins this year I think Tony Robbins is on on the list I’m
not % sure them if they wanted me to do it but I’m still waiting back I told them I’d only go if you were going to do
it yeah so you know what I’m boycotting it now I have a question for you this came up while I was on vacation I’m dealing with uh we all deal with it
let’s just call it what it is this is our podcast we don’t have to answer to anybody I hope until they stop sending
us business older agent never did any business with her coming at me coming at
at me coming at me all day this this is not going to work this is not going to work finally they go into contract
everything’s all good my question here is like picking the right real estate
agent right like you know these clients now you were taking care of them while I was gone great kids firsttime home
buyer halfway through the process of finding a home they didn’t want to work with their agent do you have any advice
when somebody’s out looking for their first house of are they looking for a personality match are they looking
forward cuz they actually asked me and it made me think last week I’m like I don’t know because I’ve only bought
houses I want to say I’ve only had like the same buyer agent for every house um
maybe two Buyer Agents call it two right but um do do you do that with per to base it
on personality that you’re kind of matching up to because they were asking me and I’m like is it like an age Gap thing uh my first buyers agent um Rita
Arsenal she was a couple days older than me at the time she still might be a couple days older than me but so I don’t
know if it was so much age right she had great personality uh I still work with her today um I just don’t know like that
one kind of threw me for a loop and it it doesn’t really happen often where I’m like oh you know what that’s a good question because we being the COI right
the center of influence we talked about I usually team up the buyers with somebody that I think they’re going to a
get along with that I know is going to get the job done right so if you come to me and you know I don’t know we’re not
going to get into that because then it’s going to open up all my business partners and who I refer out to and why
um but do you have any suggestions for the firsttime home buyers I don’t even if they’re buying an investment property
that’s their eighth one more times than not I I see a trend of people not using
the same agent over and over again right I think with Realtors it’s tough because
it’s hard to know their knowledge or skill level or expertise until you kind of go through the process you know the
person that you’re talking about I believe I spoke to them this morning and you know what the agent told them was to
try to get the offer accepted but it wasn’t necessarily at all about what they actually needed so you have two
sides to it you you have what the buyer needs or wants versus what the agent’s
trying to make happen because they Wen trying to get the deal done so the you you might have an agent that’s trying to push you to not have a home inspection
ask for less of a seller credit than you really need because they’re trying to get the deal done at the end of the day when you’re a buyer you have to realize
this transaction and your offer that you’re putting in has to be what’s best for you you everybody wants to get the
house but at the end of the day what’s that number going to look like how much cash are you going to need for a down payment how much money you going to need
for your closing cost and the deal you’re talking about the agent’s trying to be pushing jam it down their throw gets them to not do a home inspection
gets them to only ask for less of an amount than they need to really cover all of their closing costs doesn’t check
with us on the lending side to see what their Situation’s actually going to call for for and with their situation unfortunately because of their credit
score there was going to be points involved so there’s even more money in closing cost and now they’re looking at the numbers and they’re like this is
much more than what our agent told us why are you asking your agent about closing C wild to me just wild so it’s
it’s figuring out one who you need to ask the right questions for but it’s it’s really difficult because you don’t
necessarily know until you’re kind of in the transaction and you’re involved in it on how much do they really know this
woman already told me on the phone today she hasn’t even they haven’t even signed the pr she goes never us this realtor again oh I because the transaction
already bad you know and she’s pushing them and she’s not explaining things and they’re not understanding and when it’s
your first time it’s hard but my suggestion would be when you’re looking for a realtor you’re talking to people is going with an experienced realtor is
definitely going to help you out and it’s not necessarily how long you’ve been in the business I I I think that
I’m very experienced but I haven’t been in this business very long I’ve been in this business for a little over five years but I do a lot of transactions
I’ve done over a thousand trans actions in years there’s a lot of loan officers that haven’t done a thousand transactions in their whole career that
have been in this for years what do you think that one nugget is now that you’re saying this out loud after I
asked you the question do you think it comes down to communication yes like how
they talk to you how they are receptive I mean for me I don’t like pushy people so if there there’s a lot of agents that
are very pushy and they’re trying to get it which can help you know and help push you that to know like okay because there
is a fine line right you have to be semi-realistic and your agent might be trying to push you to make sure that
you’re actually competitive because you want to get this offer accepted and you think that you can go in and asking but
the market is not calling for that right now and there’s offers well over asking so they’re not necessarily being
pushy they’re just trying to educate you on what you really need to do and where you need to be to get what you want but
there’s a fine line right and I find that sometimes the buyers start to get frustrated with the agent because
they’re feeling that pressure and they’re feeling that kind of animosity because they’re they’ve showed you
houses put off and they’re like I don’t want to show this person any more houses so it’s tough I mean finding the right
agent that if you’re really really eager to buy and you want to buy something tomorrow finding more of an aggressive
pushy agent might be what you want yeah if you’re kind of starting to look around and you’re kind of not % sure
you might not want that super pushy agent you want somebody that maybe is a little more laid-back wants to take their time a little bit but I think if
you’re a buyer out there talking to an experienced loan officer and getting a referral the other way is actually
probably the better way to go about it in my opinion because we’re the ones who work with these people yeah you know your friend might have used this agent
but that’s one transaction it might have went easy it might have not had a lot of hair on it it might have been something you know not that crazy you might not is
different how what their skill level is we know what these agents skill levels are because we see them all the time we
talk to them we’re involved in those transactions so a lot of times the Realtors refer us business and they refer business to people that they know
are good y sometimes you might want an opinion going the other way you know you talk to a loan officer that you know
you’re comfortable with that’s knowledgeable it’s a lot easier I think to talk to a loan officer have a
conversation to find out if they’re knowledgeable or not during that pre-approval process if you call do that quickly yeah if you call three people
and you’re getting three different pre-approvals based off the conversations you can probably figure out who’s more knowledgeable who’s going
to take a little bit more time with you you know when I got my first pre-approval I was at the fire department and they’re like hey call
this guy I called him on the phone gave him my information he didn’t give me any information he just said yeah you pre-approved for what do you want to buy
yeah yeah pre-approved for that and sent me on my way I knew nothing about anything at all that’s completely
different than how I go about my business if anything I think I give people too much information and then their head starts spinning but we kind
of slow it down we break it down we go over it again we come back to have more questions when they’re putting offers in because not every situation is the same
your situation on what you can do for a multif family might be different than a single family so you want to Rego over
that but bringing back in the loan officer to go back over when you want to put an offer in is an important piece as
well but so many times people are take meet meeting a realtor because their mom’s friend is a realtor well your
mom’s friend has done two transactions in the last years has no relationships has no center of influence
doesn’t know anybody and now you call a loan officer and hopefully that loan like sometimes I find that we become
more of like what the agent should be in the transaction because we have more experience in that and luckily that that
can help them but if they’re not working with the right people it can be a pretty stressful transaction how do you feel
about let’s let’s go over a couple terms right and just give your opinion on it so it’s come up more this in the last
like days where agents want to wave Home Inspection so my I’ll tell you
what where where I come from on this I don’t ever give advice on a home inspection to be honest with you I
always say this to them why don’t you just ask your agent if you can do a home inspection for informational purposes
only right like the one thing that always scares me is I’ve had clients go in wave the home inspection cuz that’s
what they were told to do they buy the house and then I get the phone call it’s like it’s my fault because the appraiser
didn’t notice that there was something wrong with the electrical panel or this or the the roof you know is is leaking
I’m like the appraiser is not the home inspector and really like as soon as I I hear that somebody is like we’re waving
the home inspection I’m like okay just so you know like the appraiser is not there to make sure the house is in good
working order to your standards and there’s nothing wrong with it he’s there to just give the value to the bank to
make sure what the house you’re buying is worth what you’re paying for it what is your your your take on that like when
I see agent just saying the only way you’re going to get this house is by waving the home inspection you it almost
is a red flag for me as a buyer like why do I want to buy that house like that’s the sellers like main focus point is
I’ve had that happen more more times than I’d like to admit where they put in
an offer the agent tells them don’t do a home inspection you’re not going to get the offer they get the house they close on it and now they want to sell it
because the house needs so much more work than they thought there were so many either structural issues or things
that probably would have came up in a home inspection that are never going to come up in an appraisal never the appraiser is not going to know if the
deck underneath that is covered by lattice is rotten they’re not getting under there and they’re not checking
that out yeah so there’s no way of knowing or they don’t they can’t touch anything an appraiser isn’t moving
anything they’re just taking pictures they’re making sure that everything looks okay that nothing is needing crazy
repairs right away and they’re moving on you can’t rely on an yeah they’re not a roofer they’re not general contractor
they’re not going on the roof no it’s it it just wild to me and I I’m seeing it more and more recently right five years
ago years ago you’d hear that every once in a while and it was it was more on new construction those type of things
and even on new construction I I guys don’t rely on the appraiser if you if
you’re worried about something just get an A Home Inspection do you think that
that helps them get their offers accepted by waving the home inspection like if you’re a seller and you know
your house is really good you don’t care why do you care yeah it’s the houses that need work and they’re hoping that
they don’t find anything or they’re worried that they’re are problems with the property I mean there are there are
sides of it where the home inspection’s going to find a home inspection is going to find a million things of that are
visible that you know too and they’re going to flag it because that’s their job to flag it doesn’t mean you need to take that entire list and go back to to
some like well you need to fix this this this this this and this because this is on the home inspection everything’s going to be on the home inspection the
home inspection I had for my house was this long worth of things that need to be fixed but you see that the pr the
house is priced accordingly based on the condition it’s more for the bigger ticket items that might not be as
visible Foundation Foundation issues structural issues things like that the fact that you know the knob is loose or
something like crazy small like that electrical outlets always wired reverse this one thing doesn’t work like that’s
not what you’re going to be able to take that back and go which I think is why the sellers sometimes are like I don’t
want to get Nick picked and nickel and died on every little thing but it it it’s a tough thing I mean do you think
the real estate agents and the community that are selling the houses I I think I had somebody one of
the agents and I don’t remember who it was negotiate home inspection for
informational purposes only anything found in there over $were going
to come back and want have a conversation if it’s under $yeah that’s a good technique that I think people use to say hey I’m not going to
nickel and dime you on little stuff but if there’s something big they find we’re going to have a problem yeah like we
just don’t want to buy the house anymore like don’t force us to buy the house or lose our deposit of the house needs a
lot of work and it’s in really bad shape they don’t want a home inspector there because if they find us some kind of an
issue now they have they know about it and now they have to disclose it fut buyers to Future buyers so I mean at the
end of the day it’s always a gamble that you’re going to take if you don’t do a home inspection and you have nothing now
back and you you go into a property I know this is me at least I go into a house and I look at a house that I want
to buy there’s multiple people there there’s a lot going on there’s stuff everywhere you’re moving around you’re
seeing I can’t even remember you know what the size of the house is so you know my suggestion is if you’re looking
at a house take some pictures take a little video as you’re walking around because you can then go back and kind of remember it but you’re not when you’re
looking through a house your first time you’re not going to notice every little thing it’s impossible right to see if
how your family is going to fit in that house the layout of the house you’re not looking at structure you’re not looking
at oh the trim’s more beat up than I thought oh that railing is loose or whatever those things are going to come in the home inspection and you’re going
to figure that out you’re not going to see that on when you walk through the house that first time and it’s not going to come up on the appraisal it’s crazy
but hopefully this information is something that helps people that are looking to buy that kind of maybe are
going to ask a few more questions kind of maybe not just take the advice of one person that tells them don’t do a home
inspection well why you know how did you look at it maybe you have somebody that you know that’s a buddy and you’re doing
a walkthrough on the house before you put an offer in that you can have go look at it to see if they see anything crazy and if you don’t want to do the
home inspection but if you have no experience at all with construction waving a home inspection is danger
